How a roof coating actually works
Here's exactly what happens to your roof — not a sales pitch, just the actual process. Explore the full system and see, layer by layer, what goes on top of the roof you already own.
What actually goes on your roof.
Five layers — and every one of them sits on the roof you already own. Nothing torn off, nothing hauled to a landfill.
Fresh recoat · years later
When it eventually wears, we clean it and add a fresh layer — renewed, not replaced. That's what makes it renewable.
Reflective topcoat
Bright, seamless, and fully waterproof — it reflects sunlight to help cut cooling costs.
Base coat
A thick, rubber-like body applied in more than one pass — the structure of the new system.
Repaired & prepped
Soft spots fixed and the whole surface cleaned so the coating bonds. Skipping this is why cheap jobs fail early.
Your existing roof · kept in place
The entire system builds on the roof you already own — no tear-off, no dumpster, no landfill.
Restore vs. replace, side by side.
Same roof, two very different paths — here's what each one actually gets you.
What people usually ask before they call.
Will this work on my type of roof?+
Most flat and low-slope commercial roofs qualify — metal, rubber (EPDM), plastic-membrane (TPO), and tar-and-gravel built-up roofs are all common for us. If yours isn't a good fit, we'll tell you honestly instead of forcing it.
How long does the work take?+
Most projects take days, not weeks — and your building can usually stay open the whole time.
Will it change how my roof looks?+
Yes — most coatings finish bright white or light gray. That's part of the point: a lighter surface reflects more sunlight and can help lower cooling costs.
What if my roof already has serious damage?+
Sometimes a roof is too far gone for a coating to make sense, and we'll say so. We'd rather give you an honest answer than sell you something that won't hold up.
How long does the coating itself last?+
Most systems last years before they need a fresh layer. Depending on the roof and system, warranty coverage runs 10, 15, or 20 years — we'll go over the specifics for your roof during your free roof walk.
