Your roof is an asset. Manage it like one.
A managed program that keeps your roof documented, defended, and dollars ahead of failure — drone inspections, scheduled roof walks, and the small repairs handled long before they ever become a replacement.
Two futures for the same roof.
Set your building's size and roughly how old the roof is. Then watch what happens when a roof is left to fend for itself — versus one that's actively managed. Same starting point, very different ending.
Most single-building commercial roofs land between 20,000 and 120,000 sq ft.
Not sure? A best guess is fine — a free roof walk pins it down exactly.
Illustrative estimate at ~$7.50/sq ft for a full replacement; your building's numbers will vary. A roof walk gives you the real figures.
Roofs don't fail on a Tuesday. They fail out of sight — then all at once.
Most commercial roofs get ignored until water shows up inside the building. By then the cheap fix is gone and only replacement is left. Asset Maintenance flips that: we watch the roof continuously, put a technician on it twice a year, and close small problems while they're still small — so you keep the roof you already own, longer.
Everything that keeps a roof alive, in one plan.
Drone inspection & condition report
Every roof is surveyed by drone and run through an 86-point anomaly model — visual, thermal, and equipment imagery flagging ponding, splits, failing seams, and trapped moisture before it reaches the deck.
For the operator who wants proofTwice-a-year roof walks
Spring and fall, a technician is physically on your roof — clearing drains, checking flashings and penetrations, and confirming at ground level what the drone sees. Small issues get logged and closed, not carried into next year.
For the facility managerMinor repairs credited in-plan
Resealing a pitch pan, refastening a lifted edge, patching a puncture — minor repairs are covered by credits built into your plan. No change orders for the small stuff. It just gets handled.
For the budget ownerWarranty protection
Most manufacturer warranties require documented maintenance to stay enforceable. We keep the paper trail that keeps your coverage alive — so a claim years from now isn't denied over a missed inspection.
For the ownerInsurance-ready documentation
Dated condition reports help separate sudden, accidental storm damage from ordinary wear — often the distinction that shapes whether a claim is paid. When a storm hits, you already have the "before."
For the risk managerPriority storm response
Enrolled roofs go to the front of the line after a weather event — a fast post-storm survey and a documented assessment while the evidence is still fresh.
For the operatorCapital & budget forecasting
Each visit updates a condition score and remaining-life estimate for every roof — so replacement becomes a planned line item you can see coming, not a surprise that lands mid-year.
For financeOwn more than one building?
Enroll several roofs as one portfolio: volume pricing across the buildings, one consolidated report for the whole book, and a single condition score you can take to ownership or the board.
Book a portfolio reviewEyes on it all year. Boots on it twice.
A rhythm the roof can count on — so nothing waits until it's a problem.
Continuous monitoring
Drone surveys and condition scoring run year-round, so a developing problem is flagged when it appears — not at the next scheduled visit.
Post-winter check
Freeze-thaw damage, split seams, and clogged drains from the winter get found and cleared before spring rains put them to the test.
Winter readiness
Debris cleared, flashings and penetrations sealed, and the whole roof buttoned up so it heads into the hard season in its best shape.
Post-storm response
After hail, wind, or heavy weather, enrolled roofs get a priority survey and a dated assessment — the documentation an insurer will ask for.
See exactly what we see from the air.
Not a folder of photos — a structured condition assessment. Every anomaly is located, classified, and scored, with the evidence formatted so it holds up with a manufacturer or an insurer.

Is this only for roofs you coated?+
No. Asset Maintenance works on most flat and low-slope commercial roofs — whether or not we installed them. If yours isn't a good candidate for the program, we'll tell you honestly rather than sign you up for something that won't help.
What does it cost?+
Program pricing scales with roof size and how many buildings you enroll — and it's a small fraction of what a premature replacement runs. We'll put an exact number in front of you after a roof walk, with no obligation.
We already have a maintenance crew. Why add this?+
Great — this makes their work easier. The drone data and condition scoring tell your team exactly where to spend their time, and the dated reporting gives you the documentation an in-house crew usually isn't set up to produce.
Will enrolling interrupt operations?+
No. Drone surveys and roof walks happen up top without touching the space below, so your building keeps running normally throughout.
What if a walk finds something major?+
You get a documented assessment and a clear recommendation — repair, restoration, or, if it's truly at end of life, replacement. Minor fixes are handled in-plan; anything larger is quoted up front so there are no surprises.
